What is the most significant difference between preparing a CMA with this software and the “old” way?
This software revolutionizes preparation of a CMA. Instead of calculating the adjustment between each Comparable Property and the Subject Property, each relevant characteristic must be valued in its own right. i.e., The absolute dollar value should be assigned to property characteristics for the Subject Property and each Comparable; the application calculates the “Difference” between each Comparable and the Subject. Each property should be able to “stand on its own” and not be relative to any specific property.
