What is the intangible?
The intangible portion accounts for the right to occupy the public right of way. In most cases, the law requires that the intangible amount be estimated by multiplying the tangible value by five percent. In some cases the intangible amount can be greater if ORPS determines that the five percent figure is not adequate enough to reflect the net earnings the company has made relative to the value of the property.
