Can leveraging true 4D BIM help me plan my MEP sequencing or is it just for planning structure and architecture activities?
We probably just did one of the more detailed MEP sequencing projects we have ever done and it proved out that not only can you get down to a high level of detail with MEP systems, but you can vet out very well whether or not the logistics that are being recommended will work. And, in fact, in this instance we determined the original plan as submitted by the subcontractor… once they saw the sequence, they reversed it almost 180 degrees in how they were going to put the MEP in place. So yes, it’s very effective for that. I would just give you the caveat that you can only really sequence what you model. So you have to model to the level of detail that you want to demonstrate in your sequence. Particularly if there are going to be some dicey parts of the sequence and construction or installation of the units.
