Will rezoning Hanzawa’s lead others to re-zone their property for commercial use?
Re-zoning will not set a precedent that would automatically let others do the same. Zoning properties are guided by the community plans and the Hanzawa properties are shown on the Paia-Haiku Community Plan map as both “Business/Commercial” and “Rural.” Changing those plans is very difficult and costly; the Planning Department’s current position is that they aren’t supporting any changes in the plans unless there is some significant public benefit.
