Why should I join with a neighborhood group after all Ive already been contacted by a broker?
The reason is simple: if you were to deal directly with the brokers, you would have very little negotiation power because most likely you only have a small tract of land. On the other hand if you stand with a large group, they will have strength in numbers and can demand a better, more lucrative lease agreement.
