I am a homeowner in the Warm Springs area so I may be biased but the reason I bought a home in this area was that I could not afford a decent home in Mission San Jose. The main reason I did not purchase a home in Ardenwood or niles was three fold 1) The schools were significantly better in terms of middle and high school 2) The Warm Springs area seemed more established and farther away from the not as nice areas of Fremont 3)The prices/value ratio was better in Warm Springs. As stated before, look to see the foreclosures in this area, try to find a house on the market there are very few. If no one is selling or has to sell then there is very little downward pressure on prices. Crossing my fingers that it stays that way, but nothing in life is guaranteed. If you see a lot of layoffs in biotech or tec h things might change. But for now prices are holding and have held. You have to layout the equation for yourself.
