Why not renovate the existing annex in its current form?
The annex is generally unusable in its current form for anything but small business office use. In order to use it as a complete Church-related gathering, meeting or classroom space, we will have to spend a significant amount of money to bring it up to current building codes for this type of occupancy/use (fire sprinkler system, new fully accessible bathrooms, water supply lines, new sewer drain lines, heating and cooling systems, etc.). Initial estimates show these costs could surpass $1.3 million, and may even reach higher amounts if exterior foundation, structural and roof issues are all adequately addressed. Given the church growth that we hope to see in our future, the Committee believes this would be an imprudent use of funds if we still have the need to expand the current church to address inadequate access and other space needs and shortcomings.
