Why is remodeling more expensive than new construction?
A. There are several reasons why renovation can cost significantly more. First of all, remodeling is more difficult and more labor intense. For instance, new framing is faster and easier than tying into (and correcting) old framing. Retrofitting electrical and plumbing is slower and more expensive than installing new. Dealing with existing HVAC systems can be problematic. Generally, there are demolition costs incurred in renovation projects. Also, care must be taken in consideration of the existing structure and property. Most often the site is more difficult to work on and homeowners are living in the house. All of these add to the cost of renovation versus new construction. Q. There are some builders that will not do certain things, such as Kitchen Cabinetry. What do you NOT do? A. There are builders who will not get involved in certain portions of projects. Many times because there is so much management time and effort (such as kitchen cabinetry) that it is not as profitable.
