The survey certificate tells us if the place you are buying (or building) is wholly within your property boundaries and if anyone elses house (or fencing, etc.) is encroaching on your property. If there are any encroachment issues, it is best to find out before settlement rather than try to fix them afterwards. If you are building a new home, the survey certificate tells us whereabouts on your land the house will be built.
