Why does NetOffer charge a surcharge for Buyers Agent commissions less than 2%?
While is it perfectly legal to offer a commission of just $1.00, or some other very low amount, the reality is that Agents who work with Buyers will generally not show homes that offer a commission of less than 2%. In fact, it is our observation that homes that offer commissions of less than 3% receive some level of discrimination based on the commission. The further below 3% the Buyer’s Agent commission is the greater the level of discrimination. NetOffer is careful to protect the ‘value’ of our brand. We want all of our clients to benefit from a good image and reputation for NetOffer listings on the MLS. If we get the reputation as having a lot of listings where the Buyer’s Agent can only earn $1.00, or $1,000, or 1%, or 1.5%, etc., then the value of our service to all of our clients will be diminished. Therefore, we impose a $200 surcharge for properties listed with Buyer’s Agent Commissions of less than 2% of the Sale Price of the property.
