Why a 5% overage allowance?
As the building process goes on and the homeowner thinks of something not discussed in the bidding process that he/she might want to add, change, or move, the 5% allowance will typically cover that. The allowance is also in place to cover anything that might have been only an estimate in the bidding process. Some items will be submitted as estimates and the final cost will be known at the completion of the work. Some examples of this would be concrete flat work, or anything where the actual amount of material is not known until the job is completed. Because our fee is fixed and isn’t hidden in the total bid, it does not include a cushion that most conventional home construction bids will have. A conventional bid includes this cushion because the General Contractor doesn’t know what will come up in the process. He includes this cushion to protect his profit. With our system, if any of the allowance isn’t used it goes back into the homeowner’s pocket. Likewise, if the homeowner exceeds t
