Who pays for repairs and maintance?

For day-to-day maintance and repairs the Buyer will be responsible for these costs. The rule of thumb is if the cost is $500 or less, the Buyer will pay; if the cost is more, the Seller will pay; however this will be negotiated prior to signing the lease option agreement.
