Who pays for maintenance and repairs to my Las Vegas property?

The owner pays for maintenance and repairs, unless in rare cases the tenant has agreed to assume responsibility or we can see that they have caused the issue. We have an in-house maintenance team which usually saves the owner money since we DO NOT have to sub-contract out the work like most management companies which inflates the cost.
