Who is the Inspector and what role will he play?
The inspector is an independent qualified third party contracted by the lender to make periodic inspections of the construction site in order to comply with the credit union regulations. The inspections are for the purpose of verifying the draw request submitted by the general contractor that has been approved by the ministry. The inspector will submit a report to lender approving the request and/or identifying any concerns as to whether the amount being requested is in line with the work completed. They will verify that the work billed has already been completed as well as notify the lender of possible problems and/or delays to the project. The inspector will not verify that the work completed conforms to the building code (the role of the city or county) or to the plans (the role of the architect). The inspector is not there to report on the quality of work. The inspector is not a representative of the ministry.
