Who is responsible for flooding in the unit or basement?
• The original construction plans filed by the developer state the basements at Beaumont are not intended to be “Flood proof / habitabal” space. • There is no protective seal where the sidewalls sit on the floor slab. Thus, as the underground water table rises, water can potentially seep into basements. • Homeowners are allowed to have sump pumps installed to help abate water seeping into basements. • Homeowners are also responsible for maintaining the basement window, window frame and window well. Water entering the basement through the window is the homeowner’s responsibility. Window well covers of the correct size / slope work well to abate water away from window well.
