For normal notice, where the Tenant has not breached the agreement, use HA21 or HA21A. HA21 enables landlords to recover possession before or when the fixed term expires. HA21A allows landlords to recover possession after a fixed term AST has expired and a periodic tenancy AST has arisen. Both forms require two months notice to be given to the tenant. (See Q6). HA32 is only to be used in exceptional cases where, for instance, the tenant has stopped paying the rent and therefore is in breach of his/her tenancy agreement with the landlord.
