Where can I find the official guidelines to calculate Residential Square Footage in FLORIDA?
Based upon the tax records I have reviewed and the appraisals I have attended they both use exterior wall measurements. In commercial we have companies who come in and do interior wall to wall measurements so that you can determine the square footage for leasing space. I believe residential appraisals do not have to be as specific so I have always seen them measure exterior and only on request the interior. Think of it this way: if you want to make an insurance claim how much square footage do you want them to rebuild? Up to the interior walls or all the way to the exterior. So that is where you measure to. Please see attached article or search through the Florida Real Estate Appraisers website – that is where the regulations would be. I have attached the website as well. http://homebuying.about.com/od/realestatecareers/ss/square_footage.htm http://www.myflorida.com/dbpr/re/freab.
