Real Estate agents do not have to follow the same rules that appraiser’s must follow and as such, there may be inconsistencies in the final estimates. Certified appraisers utilize a variety of reports depending on the complexity of the transaction and purpose of the analysis. In general, an appraiser’s appraisal will be much more detail orientated than what a real estate agent or broker may provide.
