BY BILL FREEHLING Finding another user for the GM Powertrain plant could prove difficult, say several Fredericksburg-area commercial real estate brokers who work with industrial properties. “That’s going to be a tough one,” said Rich McDaniel, who runs the Fredericksburg office of CB Richard Ellis. For more than 30 years General Motors has built torque-converter clutches at the Spotsylvania County facility, but the company’s recent struggles led to the decision to close it later this year. Several additions have expanded the plant, which is now about 289,000 square feet. The building sits on about 23 acres, and the Tidewater Trail property includes another 54 acres. The building is cut up into different spaces, McDaniel said. Only area distribution facilities have needed as much square footage as the plant has to offer, and they typically prefer open warehouse-style buildings.
