What services does Perfekt provide?
Perfekt’s lien management services fall into three general categories: Research, Lien Paperwork Processing (serve, legally record, archive), and Tracking. Accurate research is critical in the lien process. Too often, a lien claim cannot be enforced because the notice was not sent to all the necessary parties, was sent to the wrong person or it did not contain the correct legal description. Perfekt conducts research to determine the true owner of the property and the legal description. Perfekt can often obtain all the necessary information directly from the county through telephone calls. When counties will not provide information over the phone, or for especially difficult research situations, Perfekt sends a researcher to the courthouse to sort through the records. Once Perfekt completes the property research, we can begin processing the lien paperwork. Perfekt uses the results of its research to fill out any standard notice or claim forms required by statute.
