What services are included in the rent?
Esb, gas and oil are not included in the rent unless specified. Lets will inform the electricity utility company of the tenant change and new meter readings. Unfortunately the Data Protection Act means that it is up to the tenants to set up their account and arrange payment. It is similar for gas. It also the tenants responsibility to keep the oil tank filled. Ideally refuse charges should be paid by the tenant on the basis of polluter pays. The annual charge can be a bit much for some Tenants to pay annually and it can be a good idea for the Landlord to pay it and take it monthly from the Tenant with the rent so as to ensure that it is done. Any other subscriptions to cable, satellite or phone are up to the tenants.
