What recourse do lenders have if the foreclosed borrowers fail to vacate the property after sale?

If the mortgagor or another party to the foreclosure action fails to vacate the foreclosed property upon issuance of the certificate of title after sale, the new title holder of the property may move the court for issuance of a Writ of Possession. A Writ of Possession can be issued once the time for filing a Motion to Set Aside the sale has expired (or 10 days).
