What is zoning?
Zoning is the classification of land into districts. The purpose of zoning is to regulate the use of land including the use, placement, size of buildings, yard requirements and parking. A zoning law consists of two parts: 1. A zoning map shows the boundaries of the various districts. 2. A written text (called a zoning ordinance) sets forth the regulations applicable to each district. Zoning regulations must be reasonable and can be imposed to protect and promote the health safety and general welfare of the public. Zoning is the primary means of trying to ensure that land uses are compatible with each other.
Zoning seeks to protect public health, safety and welfare by regulating the use of land and controlling the type, size and height of buildings. Some goals of early zoning codes were to prevent overcrowding and limit incompatible uses. Goals of modern zoning codes include transit-oriented development, pedestrian-friendly commercial corridors, and preservation of the historic fabric of neighborhoods.
Zoning is when multiple thermostat controls are installed on an HVAC or boiler system for different areas of a house. Zoning will give you more flexibility in temperature control from one area to another in your home and possibly save money in operating costs. Generally, zoning should only be done with 2-stage or modulating equipment used in conjunction with variable speed fans on forced air systems.
Zoning provides the standards and regulations that apply to land and structures in the city. These standards and regulations help implement the General Plan of the city of Phoenix which are the goals, policies and recommendations of how development in the city (long-term) is to be achieved. The city of Phoenix has numerous zoning classifications. Each one has a list of permitted uses and standards for building setbacks, densities, and heights. Some have specific design guidelines. The City of Atlanta is divided into zones or districts that regulate the physical development of the land and limit the uses to which a property may be put. These zoning districts also regulate the height, overall size, and placement of buildings on a lot, the density at which buildings may be constructed, and the number of parking spaces that must accompany each new building. What is the purpose of the Zoning Ordinance? To provide Regulations with the general objective of promoting desirable living conditions and to encourage the most appropriate use of land for orderly growth and development.
