What is the total cost, and why have the costs increased so much?
In late 2001, our estimates for the project, without the worship center remodel, were $19.5 million. The Phase II upgrades to the worship center were projected to cost $4.5 for a total project cost of about $24 million. Today, six years later, we have raised over $17 and need to raise another $15-17 million to complete the total project, INCLUDING the worship center. Total cost is $32-34 million, an increase of $8-10 million over six years. Several factors have driven up the cost of the project. (1) Inflation: dramatic increases in construction, especially the cost of steel and concrete (up 13 to 14% in last 12 months), (2) C.U.P. requirements from the City, (3) Design Changes in response to our neighbors (such as expanded, mature landscaping and lighting changes on the structure), (4) Infrastructure Upgrades (electrical upgrade alone is over $400,000), (5) Expanded Parking Structure (the city required that we add additional spaces, increasing the cost) (6) Addition of the Phase II Wor
