Month to month tenant who defaults in the payment Of rent and abandons the premises is liable for rent for the 30 days following eitherr the date the landlord learns of the abandonment or the date the next regular rental payment would ha d become duel whichever occurs first. RCW 59.18.310 Tenancy for Specified time: When the tenancy is for a term greater than month to month, the tenant is liable for the lesser of the entire rent due for the remainder of the term or all rent accrued during the period reasonably necessary to re-rent the premises at a fair rental plus the differences between such fair rental and the rent agreed to in the prior parental agreement plus actual costs incurred in re-renting and court costs and reasonable attorneys fees.
