What is the process?
Anybody can buy property in Venezuela. You just need your passport, a tourist visa (the green form you fill out when you enter Venezuela). You will also need to register with the tax authority (SENIAT) and they will issue a R.I.F. (Registro de Información Fiscal) after you fill out the NIT-N-15 form. This takes about 40 minutes but has to be done in Spanish. We can obtain your R.I.F. for you with a notarized authorization. Your lawyer will then register the sale, and make final payment. If you cannot be present at the agreed date and time, you can issue a power of attorney specifically to register on your behalf.
The DA, in turn, notifies the State Franchise Tax Board (FTB) in Rancho Cordova of all cases where there is an arrears balance. This state wide collection program has been in effect now for several years, and has its pitfalls. It was been subject to public criticism for failure to collect revenues and its inability to communicate with both custodial parents (those wanting their money or obligee) and the noncustodial parent (those having to pay or obligor). In most counties, the District Attorney notifies FTB once a month via computer who is in default.
Alien Land Holders Licence. A foreign national who wishes to acquire real estate in St. Lucia will need an authorization known as an Alien Land Holding License as stipulated by the Laws of the Country. Once a property has been selected and prior to a purchase being completed, an application should be made for an Alien Land Holding Licence. This application is usually made by a lawyer and involves a police clearance from the purchaser’s country, a banker’s reference and a character reference. The acquisition of real estate does not automatically grant citizenship. A non-refundable deposit of 10% is required while the Licence is applied for after which the conveyancing process is the same as the UK.

One of the most critical parts of a cartridge is the OPC Drum. New aftermarket are made specifically for remanufacturers to have a harder and more durable surface than the OEM cartridge. We use only new drums in our cartridges to ensure OEM equivalent results.
