The answer from the agents is correct for FHA buyers–a 3.5% minimum down payment, but the 3-4% closing cost estimate doesn’t indicate that this is something that a seller might consider paying if the price offered by the buyer is attractive enough. Other than FHA, veterans can still borrow with no down payment. Conventional loans are only available with larger down payments.
