What is the highest percentage you can raise the rent per year?
You will have to wait 12 months after the last rental raise to raise the rents on any tenancy. But you will have to check if there are rent control ordinances in your city. Usually in CA the highest percentage is 3%. If you want to raise rent more than 3% then you can include capital improvements, increased housing costs, fair market return and/or debt service. Again, you will have to comply with any of your city’s rent control ordinances. There are certain notices and forms that you have to serve to the tenants before you can raise any rents. If your city does NOT have rent control, then you can raise the rent to any amount after the 12 month period has expired.
