Good answer, Blaine. Julf, Blaine gave you a good rule of thumb for a quick estimate of RE taxes. You can actually look up the taxes paid the previous year by going to the county tax appraisers office of whichever county you’re interested in. For Duval it’s coj.net, for the other nearby counties you’ll just have to google it. In our local MLS we can just click on a button and see the record no matter what county it’s in. Be aware that in FL we have homesteaded properties and the ‘save our homes’ amendment. This amendment was passed some years ago and basically caps residential RE tax increases at 3% per year. That means if your next door neighbor has been in his house for 10-15 years they’re going to be paying (much) less taxes than you when you move in. It also means that if you look at the tax record for the house you’re considering and the seller has lived there for some time, the tax bill on the tax record is not going to reflect what you’ll be assessed because it’s been capped.
