What is the difference in building code requirements between modular and “stick” construction?
The short answer, None. Modular construction requirements are identical to “stick built” homes. The manufacturer is required to use materials, procedures, designs, and techniques which meet or exceed all NYS building codes. Each modular home manufacturer must undergo a thorough review by NYS inspectors before gaining certification to build homes accepted in NY state. This certification process can take up to two years to complete. In order to maintain their certification, a modular manufacturer remains under constant revue, and new regulations in the building codes are immediately implemented into the manufacturing process, well before a “stick builder” may even be aware of code changes.
