What is the difference between Site Coverage and Floor Space Ratio?

0

Site Coverage refers to the “footprint” of the buildings and structures on a site. It is usually expressed as a percentage of the total site area (e.g. 35%). FSR or Floor Space Ratio describes the total square footage for all levels of the building divided by the total site area. It is usually expressed as a factor (e.g. 0.5). Some portions of buildings may be excluded from the FSR calculation (e.g. unenclosed balconies, parking spaces). Contact the Planning Department General Inqiries for more information.
