What is the difference between public and commercial buildings?
There is a legal definition in the CLG guidance booklet. • What is the difference between Level 3, 4, and 5 buildings? • Level 3: simple existing buildings with ‘frequently occurring characteristics’ which can be modelled using SBEM. These characteristics include: Simple heating systems (boiler systems <100kw); Simple natural ventilation; Small comfort cooling systems (up to 12kw); Typical fabric and Typical lighting system. It is estimated that level 3 buildings make up approximately 60-70% of all non domestic buildings. • Level 4: More complex and new buildings which can still be modelled using SBEM. It is estimated that level 4 and level 3 buildings will make up approximately 90% of all non-domestic buildings. • Level 5: Only the most complex buildings – new or existing – which require Dynamic Simulation methods. This is currently not offered at our college.
