The original off site built home was a mobile home, then when the that term got a negative connotation it evolved to manufactured and now they are getting generalized into modular and pre-fab….so how do you tell the difference? The bottom line is what code the home Is built to. The HUD code (Housing &Urban Development) is a federally regulated code that mobile/manufactured homes are built to. They have a metal frame, usually require a VIN number and are personal property. Because of this they have problems getting financing. When an appraisal is done on a manufactured home it must be compared to a “like kind property” that is built under the identical code. They usually have financing problems, resell problems and depreciate in value.
