What is the difference between modular and mobile?
Oranges and apples is the fast answer. A mobile home uses it’s delivery frame as it’s foundation and is set right on piers. A mobile home is designed to be moved at some point in the future as it is generally placed on leased land. Resale and loan value are generally low on a mobile home because of it’s status as real property rather than real estate. A modular home is a traditional wood framed structure that sets on a concrete foundation and is a permanent structure. You can easily build a million dollar modular mansion but would be pressed to get that same value from a mobile home.
