A “manufactured” home is a home that is built in a factory and then transported to the home-site as one single unit. Manufactured homes are built confined to the guidelines of the National Manufactured Housing Construction and Safety Standards (HUD Code). Homes that are built within these strict guidelines may be placed on home-sites with a non-permanent foundation and still retain the personal property form of title, or they can also be affixed to a foundation permanently thus converting the home and land to real property. A “mobile” home is any home that was manufactured prior to July 1976, before the induction of the HUD Code. The term “mobile home” is typically (and inaccurately) used in place of “manufactured home”.
