What is the difference between a Quit Claim Deed and a Warranty Deed?

0

In general a Warranty Deed is a deed in which the Grantor (Seller) transfers property to the Grantee (Buyer) and provides certain warranties as to the title of the property. In a Warranty Deed the Grantor promises to defend title to the property against all comers. In general a Quit Claim Deed is a deed that does not contain any warranties.
