What is the difference between a modular home and a mobile home or trailer?

The building code changed in 1992 with mobile homes no longer being built. Manufactured homes are built to the CSA Z240 higher standard with 2×6 insulated walls (R20). A modular home is built to the CSA A277/BC Building Code with a high efficiency furnace, low E windows, etc. This is the same standard as a site built house on a city lot.
