A. The current zoning for the property is Limited Control (which is a “place holder” zoning) and One-Family Residential (R-1). The proposed zoning was residential density-multiple (RD-M) and open space. The current general plan designation is Residential Low-Medium Density (0 to 4 units per acre) and Open Space. Based on current estimates of net developable acreage for the project, a maximum of 152 residential units could be constructed on the site with the existing zoning and general plan designation. The proposed General Plan designation was Residential High Density (15-23 units per acre) and Open Space. This revised zoning and General Plan designation would allow for the estimated 504 residential units proposed in the developer application.
