What is the Best Size Rental Apartment for Paris?
In a recent interview published in Le Figaro, a developer of rehabilitated buildings and apartments commented that his advice to an investor is to purchase an apartment in an old building of at least 3 rooms (“3 pieces”), either in Paris or in a suburb easily accessible by the RER to Paris. According to him, the immediate cash flow return is less than for a smaller apartment, but the longer term appreciation is much greater, given the relative paucity of such apartments. He observes that in Paris, the price of larger apartments has risen much faster than studios/2 rooms in the past 2 years.
