What is the average time on market in the Jackson/Josephine Counties, Oregon?
There are many variables. We section our counties into different areas. Example: East Medford is all properties within the city limits but east of the freeway, We have West Medford and Southwest Medford and so on. You must remember that many of these homes have been on the market previously and when the properties are inactived for 3 months the market time starts fresh. Because we have more homes on the market now than ever recorded in our MLS, you must price a property competitively and it must appraise. Because our values have decreased and appraisers can only look at sales of the previous 6 months we are coninually re-evaluating property prices.
