What is subsidized housing?
Subsidized housing is housing where part of your rent is paid for you, or you are given a reduced rent based on your income. Participants in the Public Housing, Section 8, and Mod Rehab programs pay approximately one-third of their monthly income, after deductions, for rent. If you have dependents or medical expenses, these are adjusted for, and in addition every tenant has adjustments made for utility expenses.
Subsidized housing encompasses all types of housing whereby the government provides some type of subsidy or rent assistance, including public, non-profit and co-operative housing, as well as rent supplements for people living in private market housing. Non-profits and co-operatives are often called housing providers. Financial support for subsidized housing is generally administered based on “rent-geared-to-income”. Rent-geared-to-income is for low-to-moderate income households. Tenants pay rent based on the gross annual income of the household rather than paying the market rate. Affordable rent is based on a pre-determined formula set up by HUD and tenants may be subject to a minimum rent. Rent-geared-to-income units include all public housing apartments and many developments managed by non-profit and co-operative housing providers.
Subsidized or rent-geared-to-income housing refers to all types of housing where the amount of rent paid is determined by the tenant’s income and not by the size or type of accommodation. For example, a three-person family whose total monthly income is $1,500 would pay only $450 (30% of $1,500) to rent a two bedroom apartment that has a market value of $900. Types of Subsidized Housing Subsidized housing ranges in size from single rooms to townhouses. It accommodates all types of households: singles, couples without children and families. Subsidies for housing are funded and managed in four different ways: • Co-operative (co-op) housing is controlled by the members of the co-op, which is run by a board of directors. Subsidized housing is a form of housing which is made accessible through government assistance to people who have difficulty finding and affording housing. Classically, such housing is available to people with low to moderate incomes, along with homeless and disabled individuals. Many governments have subsidy programs in place for housing, viewing safe, clean, pleasant places to live as important for their citizens, and often several types of subsidized housing are available. In the most simple form of subsidized housing, tenants are given vouchers or government benefits which help them pay for housing. In some cases, the vouchers may be sent directly to a landlord.
