In order to claim a cross ventilation bonus for a given dwelling it MUST have the required shading even if it is has achieved the required cooling load. This is to reduce the chance of direct sun negating the benefit of the cross ventilation. This may in some cases negate the need to claim a bonus, however dwellings with large glazed areas will still have high conducted and convective heat gains even if the glass is shaded. Where these larger glass areas are designed to enable good cross ventilation, the bonus effectively recognises that these heat gains will not be felt by the occupants when cross ventilation is available. Your Accredited Assessor will explain these shading requirements, which climate zone your development is in and confirm which dwellings have the required shading on the Assessor certificate. The cross ventilation details can be completed by you within the BASIX tool.
