What is considered wear and tear on a house?

0

What wear you would create in the normal course of living in a house. Just pretend it is your house and you know the use you’re likely to give it. All the normal actions of living are included in the above phrase. I would include such things as a small amount of dust, dirt and scuff marks on the skirting or walls. Remember that tenants will not often keep a property in the same condition as they would their own. They are however required to clean the property when they leave, either professionally or by themselves, whatever has been agreed. The problem arises when you consider that ANY wear you give to something is valid because its “normal” for you. This won’t wash. Also, there is often a misunderstanding as to who is responsible for what and also how soon something should be repaired if it is the landlord’s responsibility. I always make all responsibilities clear in written documentation from the outset. Unless it can be shown that you could not have possibly damaged/broken something
