It covers energy use for space heating, water heating, ventilation and lighting, calculated on the basis of standard occupancy. It is expressed as primary energy use per unit floor area per year. A rated properties will tend to be the most energy efficient and will have the lowest energy bills. – The BER Certificate includes an advisory report which will detail the steps property owner can take to improve the energy performance of a building/apartment. – Homeowners who are selling or renting an existing home will be required to have a building energy rating (BER) carried out by a trained and certified assessor and must provide the BER certificate to prospective buyers/tenants.
