What is a subdivision?
A division of any parcel of land into two (2) or more lots, blocks, or sites for any purpose, with or without the creation of new streets. 2. What is a re-subdivision? Alteration of the size, shape, quantity or orientation of lots, lot lines, right of ways or other elements which are contained within subdivision maps or affect elements resulting from a previous subdivision process. 3. What is required to apply for a subdivision or re-subdivision? The following must be submitted 15 days prior to the Planning Board meeting: a. Completed application b. Application fee – $200.00 plus $30.00 per lot (additional fees may be applicable) c. Preliminary Subdivision Plat d. Copy of the deed e. Completed SEQR form f. Completed agricultural data form 4. Subdivision is the process of creating one or more new lots from an existing parcel. Subdivision of land must be reviewed by the Planning Department and a subdivision plat must be recorded whenever a single parcel is divided into three or more lots or for the building or creation of a public road. There are some exceptions, such as a family subdivision. The Planning Commission approves the preliminary subdivision, while the Director of Planning approves the final subdivision.
