There is no difference, a Self-Directed IRA allows you to direct the investment of your IRA on your own. Most Custodians claim to allow you to self-direct your IRA, but restrict what you can invest in. A real Self-Directed IRA allows you to make you own decisions without restrictions including investing in real estate.
