What is a roof window?
A Roof Window is a unit designed for installation “in-reach”. The Roof Window sash can be pivoted so the homeowner can clean the exterior pane of glass from inside the home. Some larger Roof Window models meet building code requirements for egress (emergency escape). Many times Roof Windows are installed in attics being used as living space. Skylights, on the other hand, are usually installed in “out-of-reach” applications.
A roof window has many other names, such as a roof light, or sky light, but probably the most common name is the trade name of velux or velux windows. It is so popular it is almost generic, such as the word Hoover or Biro pen. We have come across many problems with this type of window over the years when carrying out structural surveys and home buyer reports.
Generally roof windows are found in areas which have a small distance between the roof and ceiling, or in houses which show have exposed beams. In the past most roof windows have been known to open however there is a growing trend (at least where we are) of roof windows being made of fixed glass i.e. a solid glass panel which can be seen through.
