What is a grade 3 tenant?
It’s everybody. It’s the people out there that just have not figured out yet how to live in our society effectively. It has nothing to do with them being good or bad people, but there are people out there that just cannot get it together. So, when we pull a criminal and credit report on every single tenant prospect that we have, we’re able to look at their past and see how they’ve been able to deal with their finances in the past, how they’ve been able to deal with previous landlords, how they’ve been able to deal with the situation of their jobs, regular, recurring income. Or, are they in a situation where they sporadically work and cannot pay their bills obviously because of that. When you go through this with people you find there’s really three types of people.
