What is a conditional use planned development?
The conditional use planned development process allows the county to consider exceptions to “bulk” standards (such as required setbacks) and “use” standards (for consideration of land uses not permitted in a zoning district). This process is often used to promote high-quality, mixed- use developments with unique standards that are appropriate to a specific development. This review provides the opportunity for the public to express support or concerns about the proposed land use through public hearings. The Board of Supervisors makes final determinations on whether to grant conditional use planned developments.
