What if the tenant has not paid rent by the 5th?
Rent is due on the 1st of the month and late after the 5th day, after which we are contacting tenants regarding delinquent payments, and serving Pay-Rent-Or-Quit notices between the 6th and 10th of the month. Should the tenant remain in default, we are usually in a position to begin eviction proceedings between the 10th and 15th of the month. Our eviction proceedings normally take about 21 to 28 days to a point that the Marshall will force the tenant out.
